By T E Raja Simhan
Updated - October 22, 2026 at 09:06 PM.Chennai-based real estate developer DRA has selected Pune for its first expansion outside Tamil Nadu, planning a residential project spread across around three acres with a gross development value (GDV) of about ₹550 crore.
“We evaluated Bengaluru, Hyderabad, Gurugram and Navi Mumbai before selecting Pune,” Ranjeeth Rathod, Managing Director of DRA, told businessline.
Coimbatore would typically be the natural choice for a Chennai-based developer because of familiar regulations, established brand connect, an existing business ecosystem, no language barrier and easier team building, he said in a social media post.
“However, on selecting Pune, our first criterion was simple: market size should be bigger than Chennai,” he said.
Higher sales opportunity
Rathod said DRA Homes could target a 1 per cent market share in Pune within three to four years, compared with 5 per cent in Coimbatore. This could translate into potential annual sales of ₹750 crore in Pune against ₹250 crore in Coimbatore.
Excluding the proposed project, DRA Homes has unsold inventory with a GDV of ₹3,100 crore and is targeting pre-sales of ₹1,000 crore this fiscal. Last fiscal, it recorded sales of around ₹850 crore, with inventory of ₹2,100 crore, Rathod said.
He expects the Pune entry to eventually provide a platform for expansion into Navi Mumbai.
Pune is among India’s largest residential markets by unit sales, with demand approximately three times that of Chennai. Its strong mid-income and upper-mid-income housing segments also align with DRA Homes’ product focus, he said.
Pune’s annual commercial space absorption of around 10 million sq ft, driven by IT/ITeS, manufacturing, fintech and other businesses, supports sustained housing demand. A strong migrant population, young professionals and a thriving student ecosystem further strengthen its prospects.
Improving infrastructure, favourable weather and connectivity to Navi Mumbai International Airport also support its long-term growth prospects.
